On most Florida tile roofs, the tile itself isn't the problem — the underlayment beneath it fails decades before the tile does. Superior lifts the tile, replaces the underlayment, and relays the roof, colour-matching and sourcing replacement tile where the original survives. We work with barrel and flat concrete tile systems, using foam and mechanical attachment per current Florida code. It's specialist work that many residential roofers approach as a full tear-off, throwing away tile with decades of life left in it. Because the tile was never the waterproofing — the underlayment beneath it is. Tile sheds most of the water; the underlayment handles what gets through, and it ages out decades before the tile does. A leaking tile roof with intact tile usually means the underlayment has reached the end of its life, which is a lift-and-relay, not necessarily a whole new roof.
